Home warranty FAQs

Home Warranties vs. Homeowners Insurance

While both protect homeowners from unexpected costs, home warranties and homeowners insurance cover different things.

  • Homeowners Insurance is typically required by mortgage lenders and protects against losses from events like fire, theft, storms, or liability if someone is injured on your property. It covers the home’s structure, personal belongings, and certain liabilities.
  • Home Warranties, on the other hand, are optional service contracts that cover the repair or replacement of major home systems and appliances that break down due to normal wear and tear—such as HVAC units, plumbing, electrical systems, refrigerators, or washers.

Together, they can complement each other, but they are not interchangeable.

Exactly what does the warranty cover?

Coverage varies by plan, but generally includes items like:

  • Heating and Cooling systems (HVAC)
  • Electrical and Plumbing systems
  • Water Heaters, Dishwashers, Ovens, and more

Plans differ in limits and tiers; higher-star plans include appliances like second refrigerators, central A/C, well pumps, or garage door openers. Always check your Coverage Summary for exact details.

How does the claims process work?

When something breaks:

  1. Contact us via phone or online portal.
  2. $100 Service Trade Call Fee – could be waived if you are active duty or claiming GI Bill.
  3. We dispatch an Authorized Repair Technician from our vetted network.
  4. If the issue is covered, they repair or replace it on-site.
  5. If it's not covered, you're informed and can choose to pay a discounted out-of-pocket cost.
What isn’t covered by the plan?

Typical exclusions include:

  • Pre-existing damage
  • Cosmetic flaws (scratches, dents)
  • Damage caused by neglect, misuse, or pests
  • Acts of nature or power surges
  • Home structure components (like walls or roofs)

All exclusions and limits are listed in the plan’s Terms & Conditions.

Are there coverage limits or caps on payouts?

Yes. Each item typically has a coverage cap per year. Coverage limits are explained in your Coverage Summary, so you always know what’s included.

Can I use my own repair technician?

No. For consistent quality, we require ALL covered repairs be performed by our Authorized Repair Technician network. Occasionally, we may allow your own contractor, but it must be pre-approved and may affect reimbursement or eligibility for service.

How soon does coverage begin after purchase?

Coverage starts 30 days after your purchase date, to exclude pre-existing issues and ensure fairness. Once in effect, coverage lasts the entire term listed on your Coverage Summary.

Can I cancel or transfer my plan?

Yes. Plans can be canceled in writing at any time. Typically, within the first 30 days and no claims made, you'll receive a full refund. After that, refunds are prorated, less any paid claims or fees. Some states allow transfer to a new homeowner for a small charge.
